Maintaining rental property can be expensive, but not keeping your rental filled with paying clients is even more expensive. The rental market is very competitive and quality candidates for your property want to be in a place that makes them feel at home. 

That means that you need to keep your property clean and up-to-date if you want a vacancy rate near zero. Ifyour property is aging, there are still ways to modernize without breaking the bank. Let’s take a look at some cost-effective ways to renovate your rental property:

11 Cost-Effective Options for Renovating a Rental Property

1. Paint

Without question, paint is the number one way to spruce up an older building. It is costeffctive, an easy DIY project, and you can choose to paint some or all of it, on the inside and outside.

The nice thing about painting is that there are so many opportunities to improve your property.  The easiest way to spruce up the place is to use accent colors on the interior walls by painting the trim a different color than the walls, or paint the old kitchen cabinets a fresh new color.

On the exterior of the home you can add painted shutters, or if you have wooden windows, paint them a different color. If painting is not your thing, find a good painter and leave it to the professionals. You may want to repaint the entire exterior of your home.  Though expensive, it will improve your curb appeal and attract renters looking for high quality properties.

Whichever option you choose, there will be a positive impact on the looks of your rental property.

2. Add Modern Handles and Knobs

This is a simple project that can be done in a few hours and will make a big difference in the look and feel of your home. Interior decorating styles are always changing and upgrading the door knobs is a project that can bring an older property into the 21st century without the need for a professional carpenter. There are great new colors to choose from and the number of styles available is almost endless. Consider the new thin round designs in colors like matte black and matte brass or matte nickel. The crystal knobs with fancy turned back plates that were popular in the 1920s, are also popular now.

Complete your update by replacing the knobs on the kitchen and bath cabinets while you’re at it. Get rid of the old worn knobs and brighten up the rooms with bronze, brushed nickel, or shiny stainless steel.  Try a few different styles and see which fits the property best.  You can’t make a mistake because there are no hard and fast rules about knobs and pulls.  If they are new and you like them, odds are that your renters will too.

3. Update the Blinds

Even if your properties don’t have fancy window treatments, they probably still have blinds, and nothing draws negative attention faster than old, dirty yellowing window blinds. Install new cordless blinds which are much safer for renters with small children, and they are much more attractive than the cheap stick-on paper blinds or the corded models with the strings that never seem to be at the right height. Wood and aluminum blinds are still popular and may fit in your renovation budget. 4. Install New Vinyl Flooring

The largest area your prospective tenant sees when entering the home is the floor and you want your prospect tenant(s) to be impressed. In the past, many owners would upgrade the flooring by adding laminate flooring to give the home a new interior face. 5. Make Outdoor Upgrades and Clean up Landscaping

Before you can impress your potential tenant with all the work you’ve completed on the inside of the home, you need them to approve of the yard. Outdoor living space is a big draw for renters, if that is available.  Do you have decks that can be upgraded with new composite materials that are beautiful and eco-friendly? Perhaps you could add an arbor or a pergola?  How about planter boxes for flowers or a small garden?

Green grass is impressive, but it requires a lot of time to maintain. Consider a landscape design that includes mulch and pavers in addition to small grassy areas that add appeal to the yard without requiring much effort.  Maybe a new front door or storm door can be an eye catcher and improve the curb appeal in addition to the landscaping. 

Another project that can add value without breaking the budget is new concrete. Old sidewalks and driveways that are cracked and breaking might still be functional, but they do not help influence your potential renter to sign a contract. This may be on the list of bigger projects, but if it needs to be done, it can more than pay for itself by attracting and keeping long-term renters.

6. Purchase New Appliances

For most applicants, the kitchen can make or break the deal. Old, stained appliances are unattractive and not energy-efficient. Your tenants want to save on utility bills just like you do, so having new appliances will serve both of you. Stainless steel is a very popular finish, and though it does the same thing as a white appliance, it may get you a higher rent than a painted model.  Stainless also looks more modern than white.

This would be a great time to think about upgrading the kitchen sink and faucett.  There are many attractive models in the mid-price range that will complement the new range and refrigerator you just installed and complete the new modern look you are trying to achieve.

7. Replace Outdated Windows

Replacing the windows is a big project, but it may be absolutely necessary. If your property has older wood or aluminum windows, you may be scaring off potential clients without knowing it. Old windows are not energy efficient, they don’t block street noise and they are not attractive. Old wood windows may not even open. Installing new wood or vinyl replacement windows will make your property more valuable and save on utility bills for your tenants.  They are also easy to clean because the sashes tilt into the room where they can be reached without a ladder.  Vinyl windows are maintenance-free and some wood replacement windows offer maintenance-free exteriors as well.

8. Replace the Backsplash

There are 3 options to choose from when it comes to replacing the backsplash:

  1. Ceramic or porcelain tile
  2. Peel and stick tile
  3. Paint over the area with a contrasting color

Option 3 will be the easiest and least expensive, but probably not the greatest option. Let’s talk about the other options.  

If you are handy, tiling a backsplash is not overwhelming.  You’ll need a few tools and some patience, but there are plenty of videos online that can walk you through the project. However, if you are determined to never touch a tile job again, there is a newer product on the market that is like peel and stick wallpaper and the patterns are on ceramic tiles. This is a DIY install and will add pop to the kitchen and be one more reason your renters will stay.

9. Update Handrails and Balusters

Stair railings are functional but they are also a work of art. The handrails and balusters can either blend together as a single pattern or contrast with each other for a more interesting look.  This project can have three parts: either update the handrail or the balusters, or both. You will need to assess which element of the staircase makes the home look old.  If you can leave the handrail on and paint it to give it a new look, you can change out the balusters from wood to aluminum or steel that gives you a modern feel for a small cost. Changing out the balusters is also a DIY project. 

However, if you decide to change out the handrail, you should hire an experienced trim carpenter, since this type of project requires special tools and skills.

10. Add or Upgrade Crown Molding

Crown molding makes any property look more stylish.  The secret is to size the crown to the ceiling height.  The higher the ceiling the larger the crown molding needs to be.  For an average ceiling height of 8’, a 3 ⅝ – 4 ⅝ crown molding is perfect. 

You may be thinking that you don’t have the skills or tools for all the fancy cuts that are needed to install crown molding, but times have changed.  Many companies that sell crown molding offer moldings that cover the inside and outside corners. This means that you only make straight cuts and then nail it in place. If you are handy with a hammer and saw, installing crown molding is simple. 11. Update Light Fixtures

Changing out light fixtures is another upgrade that can be accomplished in a day if you are comfortable working with electricity. If your property was built in the 80s or 90s, it’s possible that every light fixture or ceiling fan is boring. Replacing light fixtures is as simple as removing a few screws and wire nuts and attaching the new fixture.  The styles and colors available today offer any budget a wide selection.  While you are looking for new styles, be sure to consider LED options.  They are brighter, more energy-efficient and last much longer than standard light bulb fixtures.

Regardless of whether people choose laminate, tile, or vinyl, they tend to ask for one of five dominant looks: stone, marble, wood, concrete, and various decorative designs. Always looking for ways to create visual expansion, designers go beyond the light color palette and focus on innovative flooring sizes, shapes and patterns. When buying wooden flooring, people often opt for the wide-plank variety, while choosing larger format dimensions for tiles. Both of these choices help make a room look bigger. Chevron and herringbone layouts also create that sense of expansion, while bringing a dynamic feel, which energizes a room and can also work as an accent to guide the eye to a room’s chosen focal points.

Engineered and solid hardwood

Although homeowners adore hardwood floors, they are turning away from natural hardwood because it can be more costly. Engineered hardwood is an excellent alternative as it brings that natural hardwood appearance in a product that is much more durable, hardy, and easier to care for.   • Weathering and texturing: Homeowners and designers do not want perfection when it comes to wooden flooring; they want variety, character and texture.   • Wide planks: The taste for wider planks has been on the rise for some time. Realistic looks are the trend for 2022 – as much for hardwood as for ceramic and porcelain tiles. Homeowners love having the practical benefits of tiles – durability, easy cleaning, relative budget-friendliness, and variety – together with the world of patterns, colors and finishes that can be achieved with this material. You’ve decided that floor insulation might be helpful in your home. Now you need to figure where to put it, right? In most homes, underfloor or under floor-covering insulation is the ideal method. While these two methods are designed to achieve the same goal, how they’re installed is quite different.

Underfloor Installation

Underfloor installation is a term commonly used when insulation can be placed beneath your floor without pulling up wood planks or any type of floor covering you may have. For this installation style to work, you’ll generally need access to a crawlspace under your floors. If you do have this access, installing insulation is a relatively simple process.

Under Floor-Covering Installation

Homes that don’t have access to a crawlspace under the floors often utilize under floor-covering insulation. For this method, you’ll need to remove your existing flooring to place your insulation. Typically, mineral wool or glass fiber insulation is held in place by mesh netting is placed before your finished floors go back down. Foam insulation may be used in some cases.

Under floor-covering insulation is typically a more expensive and time-consuming process than underfloor insulation. However, if it is your only option, it can greatly improve heat loss in your home while remaining cost-effective for homeowners and builders.

Insulating your floor generally means you’ll be working with one of two materials: fiberglass or rigid foam insulation. These two materials have unique benefits and drawbacks when used as flooring insulation material.

Fiberglass Insulation

Fiberglass is a popular pick for homeowners and builders when it comes to floor insulation. Here are the pros and cons:

Pros:

  • Fiberglass is cost-effective. It can cost half as much as rigid foam.
  • Fiberglass is lightweight. If you’re taking on a DIY renovation, this can be an important factor.
  • Cutting fiberglass is a relatively easy process, making it a material that’s easy to work with.

Cons:

  • Fiberglass material can compress over time, making it less effective.
  • This material won’t protect against moisture particularly well. This is a consideration if you live in a very wet climate, having piping in your floors or are installing insulation above a basement. Fiberglass may not be best option under materials like hardwood that can easily warp, either.
  • Working with fiberglass requires protective equipment. Made up of many glass fibers, you’ll need a respirator, protective clothing and safety goggles to use fiberglass.

Rigid Foam Insulation

Rigid foam insulation is another popular choice for floors. Here are the main pros and cons to consider before installing rigid foam insulation:

Pros:

  • Rigid foam insulation won’t compress or warp over time like fiberglass.
  • Rigid foam is rejects moisture, making it an ideal choice for floors like natural hardwood that could warp, mold or stain.
  • You can use rigid foam insulation with a radiant heat flooring system. This can help give you the warmest flooring possible under-foot.

Cons:

  • Rigid foam is more expensive than fiberglass and can cost up to 50% more.
  • Rigid foam is difficult to work with compared to fiberglass since it is much less flexible.

Mortar bonds bricks and other units of masonry together and adheres tiles to an underlayment. Mortar provides structural integrity to a wall, floor, or other structure but is flexible enough to allow shifting without cracking. 

Mortar is not the same as cement, concrete, or grout. Cement is the binding element found in both mortar and concrete. Concrete is a much stronger material than mortar and is often used on its own to build walls, floors, and other building components. Grout is formulated without the lime additive found in mortar, and it has high water content. Grout doesn’t bind materials together, but rather serves only to fill the gaps between tiles.

While mortar has a lower strength than concrete, it has the ability to retain water, and it has a high air content. This means that when temperatures freeze and the water in the mortar expands into ice, the ice moves into the air bubbles, preventing the mortar from cracking.

One of the most important considerations when laying porcelain and ceramic tile floors is choosing the right mortar. Here, we look at the different types of mortar and their applications.

Types of Mortar

Not all mortar is the same. Mortar comes in four different types, each of which is mixed using a different ratio of sand, hydrated lime, and cement. The different types of mortar are denoted by the letters: M, S, N, and O. Different mixtures provide different characteristics, such as compressive strength, flexibility, and bonding properties. The best type of mortar for a particular project depends on the various design elements and the application.

Type M Mortar

The highest-strength mortar (2,500 psi) is Type M mortar, which is only used where considerable compressive strength is needed. Type M mortar is generally used with stone, since it’s very strong and won’t fail before the stone does. This mortar is used for below-grade applications involving extreme pressure or lateral loads, such as foundations and retaining walls. Type M mortar is made using three parts Portland cement, one part hydrated lime, and 12 parts sand.

Type S Mortar

Like Type N mortar, type S is medium-strength (1,800 psi,) but it’s stronger than Type N and can be used for below-grade exterior walls and outdoor patios. It’s ideal for applications where the building materials come into contact with the ground, such as shallow retaining walls and paving stones. Type S mortar is made with two parts Portland cement, one part hydrated lime, and nine parts sand.

Type N Mortar

Type N mortar mix is a medium-strength mortar (750 psi) recommended for exterior and above-grade walls and interior load-bearing walls. Type N mortar withstands high heat, low temperatures, and severe weather and is considered to be a general-purpose mix. It’s the most commonly used mortar by homeowners for general applications, and it’s ideal for semi-soft stone since it’s more flexible than higher-strength mortar and will help prevent the stone from cracking. Type N mortar is made using one part Portland cement, one part lime, and six parts sand.

Type O Mortar

Type O mortar mix is low-strength (350 psi) mortar used in non-load-bearing interior projects. It’s often used to repair mortars and is generally used with sandstone and other materials with low compressive strength, since it’s very flexible. This mortar has very limited exterior use. Type O mortar is made using one part Portland cement, two parts hydrated lime, and nine parts sand.

It’s important to note that a lower-psi mortar is not inferior to one with a higher psi. Mortars with a low psi have superior adhesive and sealing powers compared with mortars with a high psi. Whether you need a mortar with a high or low psi depends on the specific project and its location.

Thin-Set, Mastic, and Epoxy Tile Mortar

Mortar for installing tiles comes in three basic types: Thin-set, mastic, and epoxy mortar.

Thin Set

Thin-set mortar mix is the most commonly used tile mortar for both indoor and outdoor projects. It offers a strong bond and is resistant to moisture and heat. Thin-set tile mortar is smooth and slippery and comes pre-mixed or in powder form, which you mix with water. A major advantage of thin-set is that it helps to level slightly uneven surfaces. Thin-set is ideal for shower floors and walls, kitchen countertops, and other applications in high-moisture settings.

Tile Mastic

Mastic is a tile adhesive that comes pre-mixed. This sticky adhesive is a water-based, acrylic that’s easy to clean up. However, it’s neither heat- nor moisture-resistant and won’t help level the surface upon which the tiles are being laid. It’s typically used for tiling in dry areas, although it can’t be used with glass tiles.

Epoxy Mortar

Epoxy mortar contains three different components: Resin, hardener, and powder. It sets quickly and provides an incredibly strong bond. Waterproof and resistant to chemicals, epoxy mortar has a strong smell at first, and it’s expensive. Because it can be complicated to mix and use, it’s generally only used by professional tile installers. This type of mortar is recommended for ceramic flooring tiles.

Large Format Mortar vs. Regular Mortar

Large-format tiles, which are those that have one or more sides larger than 15 inches, require a large-format mortar that’s specially formulated for large, heavy tiles. Large-format mortar supports the increased weight and reduces unevenness between tiles. 

Mixing Mortar

Mortar can be mixed in small amounts by hand. If you’re making mortar from scratch, use a dry bucket to measure the materials. Pour the ingredients into the mixing container, add water, and mix, scraping the bottom often. Keep adding water and mixing until the mortar has a smooth consistency and slips easily off the mixing utensil but holds its shape when you make a hole in the mix. Always wear eye and hand protection when you’re mixing mortar. 

Once you mix your mortar, it should be good for 90 minutes before it starts losing its essential characteristics. If the mortar begins to dry while you’re applying it, add a little more water to thin it out. Don’t add water once the mortar begins to set, though. Doing so will interfere with its fundamental properties, and it won’t work for your application.

You’ve researched your options, pored through catalogs, and examined tile samples. The search is over and you’ve finally found the perfect flooring for your home. The last step before placing your order is to measure the floor. This is a crucial part of the process because an order that’s too small will leave you scrambling to match the product properly, while one that’s too large is a waste of renovation funds. Please follow these steps to measure your floor space properly.

   

How to Accurately Measure a Floor

Step One: Determine the Shape and Layout of the Room

Square or rectangular rooms are the easiest to measure. If you’re working with a space that’s rounded or triangular, you’ll need a different formula for your measurements. Most spaces, however, are comprised of a series of rectangles when you look at them the right way. If your space isn’t a single open rectangle, break it down into a series of smaller rectangles. Sketch a floor plan of the room and record your measurements for each area.

Remember to account for obstructions like kitchen islands. For these, you can measure a floor as a large rectangle on either side and smaller squares or rectangles above and below. To help you visualize the different areas you’re measuring, lay masking tape on the floor. Just remember to include the width of the tape in your measurements.

Step Two: Measure and Calculate

For each section of the room, you need to measure the width and length. In rectangular areas, you can calculate square footage easily by multiplying these measurements. If your room includes several squares or rectangles, multiply the length by the width for each one and add the resulting numbers to get the total square footage of the room.

If your space is triangular, multiply the length by the width and divide this by two. Circular spaces are more difficult. For a circular room, you can calculate the area of half the circle using the equation (3.14 x Radius x radius)/2.

Step Three: Account for Your Waste Factor

You should add a certain percentage to your order to account for waste. This will give you extra flooring to properly accommodate corners or angles. It also gives you a safety buffer for any errors or breakage that may occur during the installation process. A professional can work with an extremely small waste factor, but if you’re planning on a DIY flooring installation, you should include a waste factor of at least 5 percent.

If your room features a complicated shape with several obstructions to work around, increase your waste factor to 10 percent. For a triangular room you’ll need a waste factor of 15 percent to account for the diagonal lines.

The final calculation that includes your room’s square footage and appropriate waste factor will let you know how much flooring to order. Before you begin any installation process, unpack your entire order, inspect it for accuracy, and lay the flooring out to make sure you have the right fit. With the proper calculations, you should have adequate floor tiles or laminate pieces for your exciting new flooring job.

With pets in the home, this becomes even more important, because pets are just as hard, if not harder, than people on flooring surfaces. What are the best flooring for pets in the home? Let’s take a look at the pros and cons of several types of flooring to help in the decision-making process.

Finding the Purrfect Flooring for Pets

Laminate Flooring

Due to the hardness of laminate flooring, pet owners may turn to it instead of traditional hardwood. While this may work to provide the décor people want, it can be difficult for pets, especially dogs, because they will slip and slide as they walk or run through the home. This will cause their hips to move in unnatural ways, which may cause damage to their bodies. This is pronounced in smooth, high gloss laminate floors and can be mitigated somewhat by choosing a laminate floor with an embossed or textured finish. Bamboo’s hardness will help save money when compared to flooring that will require repairs from scratches. Stone Tile Flooring

Stone is an amazing flooring for pets because it does not scratch easily, and scratches don’t show as they do in other types of flooring. When it comes to flooring for pets, carpet is likely the worst choice one can make. This is because it is easily damaged by pets. Even normal wear and tear on carpet in a pet-free home happens faster than with other flooring options. If carpet is the only choice because it is the most cost-effective option for home flooring, the best thing to do is choose a carpet without loops as pet nails can snag on the loops and cause the carpet to wear faster.

While budget and ease of installation will be factors impacting the flooring decisions of a home, taking time to consider the best flooring options for pets beforehand may save money in repairs and frustration in the long run.
